āAlex was patient, prompt, diligent, friendly, supportive, and above all, a team player. We felt that he valued our opinions, cared about our house and us as individuals, and worked hard to keep us informed of the trends (comparables' prices and inventories). The only thing I request of Keyes is to make it clear that an agent can be both a buyer's agent and a seller's agent. I realize it is allowed in the State of Florida, but there is no reason why it cannot be made explicit. Alex had both these roles in our transaction. The contract did bring this out, but since the words 'transaction agent' was used, and not 'buyer's agent', we missed the implication of this. Alex worked hard to represent both the sides in a fair manner, but there is the potential for conflict of interest. Of course, both the buyer and seller need to be careful and make sure they get a fair and equitable assessment of the situation. It did happen in our case. Of course, having one agent represent both the sides has its benefits too - in terms of enhancing speed and clarity of communication, which did ensue in our case. So, all in all, this was a very good experience and we are totally satisfied. Just make sure to be explicit about the dual role that the agent may be undertaking. This will avoid undue consternation later on.ā
